Roofing Scope Of Work – 1 OVERVIEW – DIVORCE OF WORK 1.0 GENERAL A. Summary of Work: 1. The following information is provided as a general overview of the scope of the project and as such is not authorized to deviate from the manufacturer’s specifications for product, performance or quality assurance . References to other documents, test reports, manufacturing requirements and certifications found elsewhere in the City of Santa Rosa’s contract documents shall be deemed inclusive in defining the total scope of work to be performed. 2. Definitions: For purposes of clarification in this scope of work, the following terms are defined as set forth unless otherwise specified in City of Santa Rosa contract documents. a. Contractor: Roofing. b. Manufacturing: Systems for supplying roofing materials. c. Owner: City of Santa Rosa. 3. The following clauses are generally applicable requirements for work on this project and represent additions to the contract documents: a. The construction details for the Scope of Work are as stated. Installations must be in accordance with the manufacturer’s specifications that may be made specifically for this project rather than printed literature. In the event that the provisions of codes, safety orders, contract documents, manufacturer’s reference specifications or industry standards conflict, the more restrictive and higher quality shall prevail. In cases where there are specific requirements that differ from the scope of this work, the manufacturer has approved a shop drawing that will be submitted for review by the owner. Installation will not begin until the owner receives approval. b. Unless otherwise shown or indicated, existing, functional and salvage sheets should be handled carefully to allow reuse after roofing work. Damage caused to otherwise salvageable metal rails will be repaired by replacing with new metal at the damaged location. c. All necessary precautions will be taken to prevent disturbance of the tenant in the interior of the facility or grounds. Every effort will be made to prevent additional damage to the existing roof assembly during work in the adjacent area, excessive load points in the roof plate and damage to surfaces outside the scope of this work. d. During rainy periods, perform at least daily internal inspections of the building for leaks in the work area. The Owner’s Representative will notify the Contractor of the roof leak. Should these leaks happen; The contractor will repair them immediately to prevent damage to the interior of the building. All leakage-related damage to the facility below the working surface will be repaired to the owner’s satisfaction. e. Maintain a complete set of manufacturer’s specifications and roof drawings during operation. f. All demolition/demolition work, work involving solvents or fumes and work that interferes with the normal operation of the facility will be coordinated with the owner before work begins, except for work necessary for the proper care and protection of. Work already done, or except in case of an emergency, and in any case, only with the written permission of the owner. B. Work To Be Performed: 1. In general, the Work To Be Performed consists of the scope of this work and as generally described herein. 2. The dimension. Preparation of existing metal roof panel system and existing spray foam and roof coating and application installation in addition to spray foam and applied liquid roof membrane. b. This will include any additional items specified to provide the manufacturer’s warranty. 3. Check all existing conditions related to the fulfillment of the contract document and the installation of the roof system in accordance with the intent of the contract document. C. The new roof system: 1. The roof deck must be approved by the Contractor and the Manufacturer prior to the installation of the roof system. All roof decks shall conform to industry standards and regulatory agencies to provide a minimum slope of (1/4) per foot and/or shall be designed to dissipate pond water within (48) hours and allow the new roof system to move. 2 2. Existing roof system: Fire classification: Class A 3. New roof system(s) Fire classification: Class A. a. Polyurethane spray foam (SPF) b. Applied liquid vapor barrier (modified polyglycol) c. Surface wear layer (modified urethane) d. Cool Roof Rated System. D. Submittals: Submit the following for the Contracting Officer’s review and approval: 1. Product data sheets, shop drawings, and literature verifying material physical properties and performance parameters. 2. Material Safety Data Sheet. 3. Roof membrane manufacturer approved contractor’s certificate. E. Deliver material in original sealed container, clearly marked with: manufacturer’s logo and full product name. F. Protect all materials from freezing and other damage during shipping, handling, storage and installation. Mr. Match existing elements when possible. All replacement components meet current codes and industry standards for size, quality and applicability. H. Landlord shall provide reasonable access to all roofs. 1.1 REGULATORY AND PERFORMANCE STANDARDS A. Design Compliance: 2010 California Building Code (CBC Title 24). Requirements related to the roof covering, including drainage, wind uplift, energy efficiency and fire resistance, are determined by the location of the building, structural components and the installation of the roof system. Individual parts of this section and related sections contain specific information to assist in inspection and compliance, including installation according to the manufacturer’s requirements. B. Performance and Industry Standards: 1. American Society for Testing and Materials (ASTM): References and latest revisions of standards unless otherwise noted. 2. Underwriters Laboratory. 3. Polyurethane Spray Foam Association (SPFA). In accordance with applicable building regulations. b. SPFA Publication: Design of Polyurethane Spray Foam Roofing Systems and Coatings. c. SPFA Publication: Polyurethane Spray Foam Systems for New Roofing and Rehabilitation. 4. SMACNA Sheet Metal Architectural Handbook “Sixth Edition. a. All components: Comply with applicable building codes. b. Keep a copy on the site. C. Regulatory requirements: 1. Fire rating: a. ASTM E 108: Standard method for fire tests for roof coverings b) Roof installation / covering: Underwriters Laboratories UL 790 Standard “Class A” Fire classification according to CBC Volume 1, Chapter 15, Standard Building Code: a. Meets applicable local, state and national building codes. This also applies to agencies that regulate safety, the environment, transportation, etc. b. Meets the current requirements of the 2007 California Building Code (CBC, CCR, Title 24, Part 2. c. meets the current requirements of the 2010 California Building Code (CBC, CCR, Title 24), 2005 Cool Roofs, (0.70 > Solar). 3 1.2 WARRANTY AND QUALITY ASSURANCE A. Roof System(s): 1.Manufacturer applying liquid for 10 years covering damage to materials and workmanship. 2. SPF spray foam 10 year warranty that covers material damage. 3. The supplier should provide a 3 year warranty on work/production. 4. Quality assurance: a. The Project Contractor Supervisor should complete the attached daily inspection form with photos. Provide copies to the owner’s authorized representative. b. The owner will conduct periodic inspections of the roof and review the completed work with the contractor. Any deficiencies in the application will be in the form of a punch list or an inspection report. c. Manufacturer inspection as required for warranty. 2.0 PRODUCT A. Components that meet current codes and industry standards for size, quality and applicability as required by the shingle manufacturer for proper installation to meet project warranty. The main ingredients are listed below. All additional components needed to accomplish the mfg. and code requirements will be provided. 2.1 WOOD A. All wood studs, curves and support blocks shall be number (#) two (2) or better and shall be pressure treated to match existing or as necessary to accommodate new roof system requirements on mechanical units there. B. All wood to meet code requirements for fire-resistant fire-treated wood building products. 2.2 CONNECTIONS A. Wood Fasteners/Rivets 1. All wood fasteners shall have a corrosion resistant coating sufficient to not accumulate more than fifteen (15) percent red rust after fifteen (15) cycles in a Kesternich cabinet as tested in accordance with FM 4470 as modified DIN standard. the test procedure. a. Fasteners: hot dipped or electro galvanized steel for high humidity and where wood is treated, finished steel elsewhere. B. Sheet Metal: 1.
